1. CAPACITY
The apartment has a maximum capacity of 4 adults. Optionally, a baby bed can be placed in the living room (available on site). This capacity must be respected.
2. EQUIPMENT
The above-mentioned property is equipped according to the general description on the website: www.mirabello.be and specific description in the document ‘Inventory apartment Mirabello’, to be consulted on the website and in the apartment (also included in the confirmation). A kitchen package consisting of a dishwashing product and dishcloth are available. The tenant must bring his own bed, bath, and kitchen linen. Bed linen can only be rented in the High Season (10 euros / pp).

Bed: 1m60 at 2m (2x)
Down duvets: 2m40 at 2m20 (1x) or 1m20 at 2m20 (2x)
3. ENERGY CONSUMPTION
The electricity consumption and water consumption are included in the rent.
4. THE FINAL CLEANING
During the high season (July and August), the final cleaning is done by a cleaning company. The tenant pays € 40 extra for this.
During other periods, the final cleaning can be carried out by the tenant or by a cleaning company (at an additional cost of € 40).
The final cleaning is mandatory carried out by the tenant. Cleaning material is available. The use of bed linen (bottom sheet, pillow case, duvet cover or top sheet if the tenant does not have duvet covers) is mandatory. If soiling is detected of mattress, mattress protector, quilt and / or pillow, etc., this soiled bedding will be cleaned at the tenant’s expense.
The tenant undertakes to continue using the holiday home, which he has received in good and clean condition, as a good family man, as if he himself were the owner of it, and to leave it in good order and in good condition, at the latest at the end of the rental contract. After the departure of the tenant, an employee carries out a general check. All direct and indirect damage caused to the holiday home and / or household effects, and not due to or as a result of normal use, will be recovered from the tenant.
If it appears that the holiday home is left in such a dirty state that a final cleaning by the owner or his appointee is necessary, then 50 euros extra will be charged for this, which will be deducted from the deposit.
5. PETS
Small pets are allowed (max 15 kg), but must be notified in advance
6. GUARANTEE
A deposit of € 125 must be deposited into the owner’s bank account at the latest on the day before arrival or in cash on arrival. In the first case, the tenant will bring a proof of transfer.
This deposit will be refunded to the tenant no later than the 10th working day after the departure date,
with deduction of any damage that was determined on departure.
7. TERMINATION AND CANCELLATION TERMS
7.1 Cancellation / cancellation by the tenant
a. The tenant can terminate / cancel the contract in whole or in part at any time. In case the tenant cancels the contract, he will compensate the owner for the damage that he has suffered as a result of the cancellation / cancellation. The indemnification is fixed at a lump sum as follows:
– 25 euros for cancellations of 28 days or longer, before the start of the stay.
– 75 euros for cancellations from 14 days to 28 days before the start of the stay.
– 50% of the rent if canceled from 14 to 8 days before the start date of the stay
(with a minimum of 75 euros).
– 75% of the rent if canceled within 7 days before the start date of the stay.
– 100% of the rent if the tenant does not turn up the first day of the stay (without any notice).
b. If the tenant does not show up within 24 hours of the start of the rental period without any warning, the contract will be terminated with immediate effect to the detriment of the tenant and compensation will be due of 100% of the rent as provided in article 1.1.a of this agreement.
c. If the tenant has to cancel the contract due to a case of force majeure (eg sickness, death of a relative), the advance will not be deducted, regardless of the period within which the tenant cancels. In this case, the tenant must provide the necessary proof that the rent can be refunded
7.2. Cancellation / cancellation by the owner:
a. In case the owner cancels the contract before the start of the stay due to circumstances that are not attributable to the tenant, the owner will refund the advance and the already paid balance within 10 days after cancellation together with a compensation:
– 25 euros for cancellations of 28 days or longer, before the start of the stay.
– 75 euros for cancellations from 14 days to 28 days before the start of the stay.
– 50% of the rent if canceled from 14 to 8 days before the start date of the stay.
– 75% of the rent if canceled within 7 days before the start date of the stay.
b. No additional compensation will be due if the owner has to cancel the contract due to a case of force majeure. In case of force majeure it should be understood that abnormal or unforeseen circumstances are independent of the will of the owner and the consequences of which could not be avoided despite all precautionary measures (for example: war, storm, fire, flood, natural disasters, a quarantined zone , death of the owner, …).
c. The owner reserves the right to cancel the contract without prior notice and without compensation:
– before the start of the stay in case the payment modalities, as stated in this contract, are not observed.
– during the stay, in case the tenant apartment is not used in accordance with the articles (with regard to use, safety, etc.)
